Market Realities

Have you looked at your 401k or other investments lately.  If you are like me, you try not to.  The market has its ups and downs and right now can be difficult.  However, you will be good in the long run, the CNBC anchor says.  He or she is most likely correct.

Is your house going down in value, maybe depending on what your preception and local market say. 

However, in this area it hasn't much.  Certainly not as much as the average stock porfolio. 

I beleive you must invest in both, however, my real estate portfolio hasn't even come close to dropping as much as my IRA.

West Chester Buyer's Market

At every picnic this summer, people are asking me about the buyer's market in West Chester. 

Per my previous blog, an arguement can be made that the inventory shows an even market which is neither a seller's or a buyer's market.

Even so, the perception is there in the public's mind that this is a buyer's market.  Sometimes perception is reality.

I was recently in a class to improve and keep up with my skills as a Realtor.  The class was full of successful agents that are on the cusp of the market.

A lady in the back pipes up.  She says, "it is only a buyer's market if you buy!"

The whole class of the best area Realtors turns around.  Everyone thought,  wow what a statement.  Even the instructor is thrown off and says, "where did you here that?"

The lady turns over and says, "Toll Brothers sent it to me on a flyer!"

We all sat there as our perceptions changed to reality. 

The new reality is that real estate in West Chester is a good value but can only be taken advantage of by buyers!  Buyers with offers and contracts.

2008 West Chester Home Prices

Why has West Chester real estate held up so well this year?

Today I checked all properties in our multiple listing service to 1 million dollars. 

Right now in West Chester(19380 and 19382) there are 563 homes for sale from 0 to 1 million dollars. (Avg West Chester Price is about 380k)

So I looked back to see how many homes were sold in the last 12 months rolling back from today's date. 

There were 1058 Sold homes in the last 12 months in West Chester.

This gives us a 6.4 month supply versus the national average of 11 months. 

6 months supply is equilibrium between a buyer's and a seller's market.

Therefore it is no surprise that our prices have merely flattened out over the last year.

Summer Sale

Right now is a great time to go on vacation.  Obviously it is summer and most are thinking about sun and sand and freedom.

If you are doing a staycation or are already back, now is the time to think about that home you need.  Yes, I say need!

Right now you can buy some good homes that are still available.  Most of the sellers decided to list to high in the Spring and are now paying the piper.

This left over inventory is ripe for the picking.  Our market is good but it has come back to seasonality. 

If you are a buyer, right now you have the opportunity to buy when your competition is at the shore and the owners are in their new home.
