How long will it take to sell your home?
June 15th, 2007 10:15 PM

Want to know how long it will take to sell your home?  In this market, your concerns are valid.  You must be prepared for a longer selling time.

The best way to find out is to ask your Realtor what the absorption rate is.  What is an absorbtion rate?  The absorption rate is how many homes that are comparable to yours were sold in the last year.  Devide that number into months.  12 homes sold last year, means 1 per month.  If there are 6 similiar homes for sale in your neighborhood, then it will take 6 months to sell them all.

A good Realtor will know your neighborhood.  He or she will be able to research this through the MLS.  Once you know, you can prepare your home and set your strategy to sell.

Thinking of selling?  Call (610-692-8410 )or email (info@kirksimmon.com) me for your markety analysis which will include the absorption rate and a plan to sell before your neighbors.
