Going Green in 2008

The best and easiest way to be green and save green in 2008 is--compact fluorescent light bulbs or CFL for short.  These light bulbs use 25% of the energy that regular light bulbs do. However, they create almost as much light.  Even switching your outdoor lights to fluorescent will help save you money and the environment. 

These bulbs have come a long way.  They even last longer than regular bulbs.  You can even buy ones that work with dimmers.  So if you want to save some green and the planet, visit this website to help you find the CFL for you.

When is the best time to put my Chester County house on the market?

As the holiday season approaches, it will past.  This time of year sneaks up on you and blow by you faster.

If you are waiting for the spring market to selll your home, you should be getting ready now.  Paint, stage and clean out as fast as you can. 

Right now is the time to get ready!  Simply put, the Spring market is only about 6 weeks away.  It starts the day after the Superbowl, maybe sooner now that the Eagles may not make the playoffs.

Do I need a Realtor to Buy New Construction in Chester County?

This is a simple topic.  New construction is often visited on a whim on the way to somewhere else.  You are heading to the mall and all the sudden you see the sign you have seen a million times before and you stop.  The intention is often to get decorating ideas. 

Then bang, you get hit with massive incentives and luxurious amenities galore! It is easier to want new construction with the deals being offered today.  (I highly recommend buying new in this market)

The sales person is nice and answers all of your questions. She shows you the lots the cabinet options and walks you through the whole process. This is great and you only begin to think about getting a Realtor to sell your current home. 

This is a mistake.  You should fall in love with your new house.  However, you have missed your opportunity to have the representation you need from a good Realtor who will represent you.  Here are just a couple of reasons why you should never enter a new construction model without your Realtor.

1) Negotiation-The price isn't always the price, it can be negotiated and why woudln't you want yours?

2)The rep in the model works for the builder not you.

3)You need to understand the contract.  Your Realtor should assist you in this.

4)You need to get the right to an independent home inspection into the deal paperwork.  Most builders will comply but only when asked.

5) If a problem arises during construction such as a delay.  You need an advocate that can negotiate and help protect your rights. 

Problems can arrise and you shouldn't be alone.  Most times things go smoothly.  Builders will pay your Realtor and there will be no extra cost to you.  If something goes wrong, your Realtor can represent you.
