My New Blog

Recently, I have purchased a new home.  I was totally caught up in it.  The deal was what attracted me to it and I acted quickly. 

Immediately after buying my new construction, I realized it was time to sell my home.  I did it quickly and gave the buyer a great deal and they gave me most of what I wanted. 

Now, we are going through the process and I am finding it hard to be a seller and deal with all the usual anxiety that we all go through.  I admit, it is an eye opening experience to feel like the very people I deal with every day. 

I feel more in tune than ever and I feel closer to their worries and anxieties. Overall, it is a good lesson to learn and be able to turn over and give myself the same assuring advice I give to my clients.

New construction is suffering big right now.  Every home builder is writing down land contracts and continueing to try and move loads of inventory.  It is bad!  So bad in fact, the builders are selling below cost to get out. 

This is the only way they can get out.  They can't stop building in most cases because they have commited to neighborhoods and townships. 

When everything looks so bleak, you must buy!  With like homes in the area being up 100k less than last year, this is a great time.   20-25% off sales don't come along very often in real estate. 

So if you want a new home or need a new home, start with new construction.  On a square foot basis, you can't buy used at some of these prices.

Cnn and Money Magazine have named  2 local areas as best places to live in the country! 

Nether Providence and West Goshen, PA were named #9 and #12 respectively.  These areas are both suburban areas around Philadelphia. 

Both were praised on their good schools, economies and affordability. 

All these things make for great quality housing that has been traditionally very stable even in shaky times.  As a local agent and resident in the area, I couldn't be happier that we are getting the national recognition that we deserve.

The summer doldrums are here.  Everyone is out doing this surfing that, boating hear, sun tanning there,…..etc. 

These are the words of sellers and Realtors alike.  They are meant as explanations of slow traffic and no offers.  As a matter of fact, I haven’t blogged lately because of some much needed r and r. 

However, there is still activity if your home is priced right and in great shape.  I just put a great house under contract in a day! 

What is the lesson? 

The lesson is: If you want to buy now is the time.  In fact I have just bought a new home.  Boy, what a deal!  The sellers were happy to sell to me and gave me a great deal!
